Is West Lake Hills Expensive? Home Prices, Property Taxes & Whether It's Worth It (2026)

The short answer is yes. West Lake Hills is one of the more expensive markets in the Austin area. But if you're considering buying a home here, the more useful question might be: what exactly is that money buying you?

West Lake Hills is a highly desirable community just west of downtown Austin. It offers seclusion just outside the city core, along with mature trees, hilly terrain, and larger lots, a combination that's hard to duplicate and a big reason real estate here commands a higher price. Also worth mentioning: the school district, Eanes ISD, is the most sought after in the city.

As of August 2026, Zillow put the median home value in West Lake Hills at around $2.08 million, while a recent Redfin report placed the median sale price at around $2.2 million. Because this is a small community with relatively few transactions, I always urge buyers not to take monthly median data too literally. Here, the individual property makes a world of difference.

Key Takeaways

  • West Lake Hills is one of the most expensive markets in the Austin area, with a median home value of about $2.08 million (Zillow, August 2026).
  • Median list prices run roughly $2.7 to $2.92 million, depending on the source.
  • Prices are driven by location near downtown, limited land (about 4 square miles), larger wooded lots, and a highly sought-after school district (Eanes ISD).
  • The city's 2025–26 municipal tax rate is relatively low at $0.176783 per $100 of assessed value, but your total bill includes other taxing entities.
  • Expensive isn't the same as overpriced: the lot, street, orientation, layout, and condition decide whether a home is worth its premium.

Why Is West Lake Hills Expensive?

The first reason is location. West Lake Hills offers a Hill Country–like setting within easy reach of downtown Austin. Depending on where you are in the city, downtown may feel closer than you'd expect, while at home you're surrounded by mature trees, rolling topography, canyon views, and plenty of privacy.

The second is limited supply. West Lake Hills covers only about 4 square miles and has roughly 3,400 residents. Unlike master-planned suburbs where hundreds of similar homes can be built, the amount of land here is finite.

Finally, there are the homes themselves. West Lake Hills features an interesting mix of original mid-century homes, renovations, contemporary architecture, and luxury estates. Lots vary dramatically in terrain, privacy, views, and usability, so even houses that look similar on paper can differ widely in value.

This is one of those markets where seeing a property in person is crucial before drawing any conclusions about its price.

How Much Does a House Cost in West Lake Hills?

There's no single "price of West Lake Hills."

According to a September 2026 Realtor.com report, the median list price in the area is around $2.7 million. Zillow's August data puts the median home value at about $2.08 million and the median list price at around $2.92 million.

Still, averages only tell part of the story. An older home that needs a full renovation is a very different purchase from a newly built luxury home with sweeping views, a pool, and thoughtfully designed architecture. The value of the land itself plays a major role, too.

When I evaluate a property for my buyers, I ask myself a few key questions: What is the lot worth? What's already there? What would I change? How much would those changes cost, and what could this property ultimately become?

My background in design and construction is especially useful here, because the best opportunity isn't always the home that was most recently renovated.

Are Property Taxes Expensive in West Lake Hills?

This is one aspect of the community that tends to surprise people.

Because home values are high, the total tax bill can be sizable. However, the City of West Lake Hills keeps its municipal property tax rate relatively low. For the 2025–26 fiscal year, the adopted city rate was $0.176783 per $100 of assessed value.

Keep in mind that your total property tax bill is made up of several taxing entities, so the city rate alone won't tell you what you'll actually pay each year. That's why I prefer to look at the tax history and the specific taxing entities for each individual property rather than relying on an average rate.

Is West Lake Hills Worth the Premium?

It depends on what you value. If your goal is to maximize square footage per dollar, West Lake Hills isn't the place to do it. Other Austin markets offer more space for less money.

West Lake Hills makes sense when you value what's hard to recreate: the location, the land, the mature trees, the seclusion, the terrain, the views, and the proximity to central Austin.

This is a market where being selective pays off. With prices this high, I don't want my clients paying a premium just for the name. The individual lot, street, orientation, layout, condition, and renovation potential all need to be weighed.

A beautifully renovated home on a less-than-ideal lot is a very different investment from an older home on a wonderful piece of land.

The Bottom Line: Expensive Isn't the Same as Overpriced

So, is West Lake Hills expensive? Yes, but:

Expensive and overpriced are not the same thing.

West Lake Hills is a high-priced market with limited inventory and features that are hard to find anywhere else in Austin. The key is identifying which properties deserve that premium and which don't.

If you're considering West Lake Hills, I'd be happy to help you evaluate prices and weigh your options, from move-in-ready homes to properties with renovation potential.
