If you're thinking about buying in Balcones Village, a good starting point is around $900,000. This is the estimated price of a recently sold home overall in this pocket, but that number only tells part of the story, because prices in this neighborhood vary quite a bit. If your goal is to get into the school district, you can at an entry price of ~$400,000.
One local Austin market report, based on Unlock MLS data, found a 12-month median sales price of $900,000 as of August 2026, with sales ranging from $560,000 to $1.57 million and a median of roughly $346 per square foot.
Why Prices Vary So Much
Balcones Village is an established Northwest Austin neighborhood, and its homes are anything but cookie-cutter. Lot sizes, views (canyon or neighborhood), floor plans, condition, and year built all differ from house to house. Some properties still have much of their original design intact, while others have been extensively renovated.
The main differentiator is the micro-pocket of the neighborhood the home is in. The closer to Balcones Country Club, or the more prime the view (aka do you have a canyon, park or golf course view) - the higher the price point.
What to Expect to Pay
In general, Balcones Village homes tend to fall somewhere between the upper $700,000s and the low $1 millions, with larger renovated properties easily going beyond that. On the current market, the median list price sits around $1 million, though inventory is small enough that this number can shift depending on which homes happen to be for sale. The highest price point Hannah Edwards has personally sold in this neighborhood is $1,725,000. Hannah Edwards actually sold the highest price point for Balcones Village at that time (and possibly still).
That's important to keep in mind. When only a handful of homes are listed, a single large or recently renovated property can pull the neighborhood median up dramatically.
What Drives Value Here
When I estimate the value of a Balcones Village home, I look well beyond the number of bedrooms and bathrooms. Lot size is a major factor, and so are the details of the lot itself: mature trees, usable outdoor space, privacy and golf course positioning can all make a meaningful difference.
Condition matters just as much. Many homes here were built several decades ago, so two houses of similar size can differ greatly in value depending on whether the kitchen, bathrooms, floors, windows, exterior and major systems have been updated.
As an architect, I see real opportunity in this. A home that looks dated in listing photos might have an excellent floor plan, a great lot and a relatively straightforward path to renovation. On the other hand, a low price isn't always a good value once you discover the house needs significant structural or systems work. That's why I always want the full picture before deciding whether a property is worth it.
How Balcones Village Compares With the Rest of Austin
Balcones Village generally sells at higher price points than the typical Austin home. In August 2026, Redfin reported a median sale price of about $550,000 for the Austin area, compared with the roughly $900,000 12-month median in Balcones Village.
Buyers can see the reasons right away: established homes, mature trees, larger lots than many newer Austin developments and a desirable Northwest Austin location. Homes near Balcones Country Club and its golf course also contribute to the neighborhood's wide price range.
Is Balcones Village an Expensive Neighborhood?
Compared with Austin as a whole, yes. But I wouldn't treat every Balcones Village home as equal just because they share a neighborhood.
A beautifully renovated $1 million home can be a better value than an $800,000 home that needs a lot of work. Likewise, an older home on an excellent lot may have potential that's hard to spot from listing photos alone. That's why I prefer to evaluate the home, the land and the renovation potential together.
The Bottom Line
Based on 2026 market data, $900,000 is a reasonable estimate for a recent home sale price in Balcones Village. The price of any specific property, though, will depend on its size, condition, lot, needed renovations and location within the neighborhood.
If you're looking to buy in Balcones Village, I'd be glad to help you look past the asking price to understand what a property is really worth, what work it needs and what it could become.
